Inspired by the architectural character of the Phinney Ridge neighborhood, the homes feature a soft, pastel palette paired with pitched rooflines and arched entries that nod to classic cottage-style design.

Magnolia Tudor, in a crisp white key.

Brick and arched doorways reference the Tudor homes of Magnolia, while large windows and a crisp white exterior draw on Hugh Newell Jacobsen’s “Dream House.” The result is a quiet dialogue between tradition and modernity.

The design

Early American Colonial, in Magnolia colors.

Inspired by early American Colonial homes, The Emily pairs gabled rooflines, shuttered windows and modest entryways with simple, symmetrical massing.

The exterior palette is drawn from the homes around it, so the four townhomes feel at home on the street. Each has three bedrooms, two or more bathrooms, about 1,900 to 2,100 square feet of living space and a private garage.

The design

White brick, borrowed from Queen Anne High School.

The white-brick facades take their cue from the renovated Queen Anne High School nearby. Inside, panel wall moldings, engineered hardwood floors and floor-to-ceiling tilt-and-turn windows imported from Europe fill every level with light.

The main floor opens to a living room, a separate dining area and an all-white kitchen. Upstairs, the primary bath has marble counters and a freestanding tub, and the rooftop decks look out over downtown and the Cascades. Every home has a garage or off-street parking, with EV charging.

Our small team oversees every stage, from studying the neighborhood and developing the design to managing construction and supporting homeowners after move-in.

Walk the block

Before we design, we study the surrounding homes, rooflines, materials, landscaping and natural light. The existing neighborhood and site helps shape the initial concept.

Draw from the neighborhood

Colors, materials and architectural details from nearby houses provide a starting point. We interpret these influences to create homes that feel connected to their surroundings while expressing a character of their own.

Resolve the architecture first

Balanced proportions and thoughtful layouts come before finishes. Materials and details are chosen to complement the home as a whole.

Manage the build ourselves

Our founders manage construction day to day, with direct oversight of schedules, budgets and workmanship.

“I hope the homes we build become places people feel attached to, through both their beauty and the memories made there.”

Katie oversees the design of every Windsor project from initial concept through completion, guiding exterior design, interior planning, material and finish selections, and landscaping.

Influenced by classical art and architecture, she approaches each home as a complete composition, considering how proportions, materials and details work together. Her designs draw on the surrounding neighborhood while allowing for fresh interpretations, with an emphasis on beauty that endures as furnishings, tastes and daily life evolve.

Her background as a licensed psychotherapist shapes the work. Instead of imposing one aesthetic, she builds in the flexibility for residents to adapt spaces to their tastes and changing needs.

Ryan Hardy

Ryan leads site acquisition and sales. A licensed broker with more than twelve years in Seattle land and new-construction sales, he has worked with more than twenty local builders and completed over 130 new-home transactions before and alongside Windsor.

He is Managing Broker at Windermere Real Estate, where he has held his license for more than ten years.

Ryan Hardy is Managing Partner at Windsor Homes where he is responsible for the firm's day to day activities, including site acquisition, investment and risk analysis, financing, construction administration, marketing, and investor relations. He excels in communication, prospecting campaigns, budgeting, accounting, contract drafting, negotiation, marketing research, and property analysis. Previously as a Real Estate Broker at Windermere Real Estate Co., Ryan worked as a land acquisition specialist in Seattle, collaborating with 10+ builders.

Founding Partner

Viraj Patel

Viraj leads finance, construction administration and investor relations. He began his career underwriting commercial construction loans, moved through commercial mortgage-backed securities at Citigroup and a distressed real estate fund, then founded and ran a quantitative trading firm.

He holds a BA in Economics from Dartmouth College and an MBA in Quantitative Finance from NYU Stern.

Previously Viraj was Founder and Chief Investment Officer of Maiden Lane Partners, a quantitative securities trading firm specializing in systematic portfolio management. Prior to that, Viraj was an investment analyst at Balestra Capital Partners, a global macroeconomic hedge fund. Viraj began his career as a commercial construction mortgage underwriter at Colonial Bank and Fifth Third Bank, after which he became an underwriter in the CMBS division of Citigroup and then an analyst at a distressed real estate fund.
